Yes. The Essex County Christmas Fair is a ticketed event. Booking online in advance is strongly recommended to guarantee admission and receive the discounted advance price. The advance discount ends at 11:59pm on 12 November 2026. Tickets may still be available afterwards at a higher price, subject to capacity. Ticket ages are: Adult 16+, Senior 66+, Child 3–15, Infant 0–2, and Family tickets cover two adults and two children.

We hope to have some tickets available on the gate, but advance booking is strongly recommended for guaranteed admission, discounted prices and fast-track entry. Events can reach capacity and ticket sales may close early, so please check availability online before travelling.

Twilight tickets are reduced-price tickets for visitors arriving during the final three hours of each day. They offer a budget-friendly way to enjoy the fair and see Boreham House and the grounds illuminated with festive lighting.

Yes. A booking fee of £1.50 is added per order to cover payment and ticket-processing costs.

The event takes place within the grounds of Boreham House, not inside the house itself. Boreham House will be closed to the public and no stalls are located inside it.

Yes. All event parking is at the Boreham Car Boot Sale field, CM3 3HJ, next to the venue. Please follow the event parking signs and do not drive into Boreham House. A pedestrian pathway leads directly to the event. Parking is on grass and may be uneven, so please wear appropriate footwear. Some areas may be dimly lit after dark, and bringing a torch is recommended.

Yes. Disabled parking is also at the Boreham Car Boot Sale field. Please display your Blue Badge and follow the stewards’ directions to the designated disabled parking area near the shuttle point. A free shuttle bus will assist disabled visitors between the car park and the event entrance.

The event is on one level. Tracked pathways are installed across grass where possible, and the shopping marquees have hard flooring with an access ramp at one entrance. However, the venue’s main pathways are gravel, which may be difficult for some wheelchair users, particularly those with smaller wheels. Some areas also have uneven ground.

Yes. A carer can receive free entry when accompanying the person they care for. Supporting documentation must be uploaded when booking. Accepted evidence includes a valid Blue Badge, DLA or PIP entitlement, Attendance Allowance or Carer’s Allowance award, ESA or Incapacity Benefit confirmation, a Certificate of Visual Impairment, or an Access Card.

Yes. Well-behaved dogs are welcome but must be kept on a short lead at all times.

Yes. A wide range of food and drink will be available, including festive drinks, warming hot drinks, German sausages, roasted chestnuts, sweet treats and a selection of quality food stalls.

Yes. Father Christmas will make appearances throughout all three days, meeting visitors and posing for photographs. Please ask a steward if you need help finding him. There is no Santa’s Grotto or individual family appointment system at this event.
